Kitsilano's pest profile follows its housing stock
Most of Kits is pre-1960 Craftsman with cedar shake roofs, mature canopy, and basement suites. That stock has a distinctive ant + rodent profile that newer construction doesn't share.
Kitsilano was platted between 1900 and 1930, and the surviving original housing stock — Craftsman bungalows + the occasional Edwardian builder's house, mostly between 4th Avenue and Broadway — accounts for roughly 60% of single-family residential properties in the neighbourhood. That stock has three pest-relevant features that drive most of our Kits callouts.
- Cedar shake roofs are common (still original on many homes, replaced with new cedar on others). Cedar shake creates ideal nesting cavities for the western black carpenter ant (Camponotus modoc) when shake displacement allows moisture intrusion. Spring carpenter ant calls peak in April-June across central + south Kits.
- Crawlspaces are universal — basements rare in the original stock, even rarer in any later modifications. Crawlspaces with deteriorated vapour barriers, unscreened vents, and gaps at the access hatch are the standard house mouse (Mus musculus) entry profile. Mice are the second-most-common Kits callout after ants.
- Mature canopy + heavy landscape shade in central Kits. The shade keeps moisture in foundation walls and exterior siding longer than equivalent stock in West Side neighbourhoods with less canopy. Carpenter ants prefer moisture-compromised wood; the canopy + Craftsman combination is exactly their preferred habitat.
On top of the older single-family stock, Kits has a substantial newer apartment + condo layer along West 4th, West Broadway, and the beach corridor (Cornwall, Point Grey Road). That stock has its own profile — German cockroach activity in mixed-use buildings with restaurant tenants, occasional bedbugs in the rental + short-term-rental cycle, paper wasp + bald-faced hornet nests in summer.
Pests we treat across Kitsilano
- Carpenter ants (Camponotus modoc) — peak spring callout, cedar shake + Craftsman moisture-source profile across central + south Kits
- House mice (Mus musculus) — older single-family + basement-suite crawlspaces, year-round persistent
- Norway rats (Rattus norvegicus) — alley-and-yard activity, occasional crawlspace + attic establishment
- Bedbugs (Cimex lectularius) — September peak from student rental cycle near UBC, plus year-round short-term-rental cycling on the beach corridor
- Paper wasps + bald-faced hornets — summer-fall, mature canopy provides ideal nest sites
- Pavement ants (Tetramorium immigrans) — newer townhouse + condo developments
- German cockroaches (Blattella germanica) — mixed-use buildings on West 4th + West Broadway with restaurant tenants
- Silverfish (Lepisma saccharina) — older basement suites with persistent moisture
- Spiders — basement + outbuilding stock, false widow populations have established in some Kits properties
Our Kitsilano pest control method
Find the source. Seal the entry. Then treat. Photo report inside 30 minutes. Cedar shake + crawlspace specialists.
Two specifics about our Kits method. First, for the older Craftsman stock we always assess the cedar shake roof + the crawlspace as part of the inspection — not just the kitchen and bathroom. Skipping the structural envelope is how a Kits ant or rodent treatment becomes a respray six weeks later. Second, we coordinate with strata for the newer condo + townhouse stock; pest issues in that stock often need building-level rather than unit-level intervention.
Find the source
25-point inspection across roof, attic, crawlspace, perimeter, kitchen, bathroom, and (for older homes) the cedar shake transitions where ant moisture-intrusion typically begins. We're looking for the structural conditions that brought the pest, not just the pest itself.
Seal the entry
Physical exclusion done right. Steel wool + foam at rodent entry points, hardware cloth at attic ventilation, weather-stripping on garage doors, mesh on crawlspace vents, cedar shake gap mitigation where moisture access has enabled carpenter ants. Most Kits homes have decades of accumulated entry-point gaps; sealing them is the durable fix.
Then treat
Product chosen to match the diagnosis. For carpenter ants, non-repellent (typically fipronil-based) so the colony is eliminated rather than scattered. For mice, snap-trap default with no second-generation rodenticides (BC restricted SGARs in 2023 due to raptor secondary-poisoning damage). For German cockroach in mixed-use buildings, gel bait + IGR with source-tracing. We never use the strongest option that pads the invoice.
60-day return guarantee
If the pest comes back within 60 days of your Kits treatment, we come back. No charge. No argument. The return visit is a fresh diagnosis, not a respray. If the pest came back, we missed something — and our job is to figure out what we missed before we touch the product.
No contracts. About half of our Kits customers stay on a quarterly maintenance plan because the math works for older Craftsman stock with persistent annual ant + rodent pressure. Half take one-time service and renew if and when they need to. Either is fine.
