Why your Surrey cockroach problem isn't actually about your kitchen
If you have German cockroaches in a Newton or Whalley apartment, the source is almost never your unit. It's a ground-floor restaurant, café, or commercial kitchen sharing your plumbing chase.
Two cockroach species show up in Surrey homes, and they have completely different ecologies. The German cockroach (Blattella germanica) is the small light-brown indoor pest — about 12-15mm long with two dark stripes behind the head. German cockroaches require year-round food + water + warmth, which means they don't establish in clean residential kitchens. They establish in commercial kitchens — restaurants, cafés, food-service supply chains, ghost kitchens — and migrate from there into adjacent residential units via shared plumbing chases, garbage rooms, or shipping cardboard.
The American cockroach (Periplaneta americana) is the big one — 35-50mm long, reddish-brown, often called a "palmetto bug" or (incorrectly) a "water bug." American roaches are sewer-and-cave species. In Surrey they show up mostly in older Whalley basement suites with deteriorating sanitary plumbing connections, and occasionally in commercial back-of-house in Guildford and Newton.
What this means in practice: if you're in a Newton walk-up apartment with German cockroaches, the source is almost certainly a restaurant or food-service business in your building or in the adjacent building, sharing your plumbing chase. Treating your unit without finding and addressing the source is whack-a-mole — they will keep coming back in. We do source-tracing before we touch product.
Our Surrey cockroach treatment method
Find the source. Seal the entry. Then treat. IPM-led, gel bait + IGR default — not broadcast spray.
The standard cockroach treatment most Surrey companies sell — a perimeter spray of pyrethroids — is one of the worst possible approaches for an established German cockroach population. Pyrethroids are repellent (cockroaches detect and avoid the treated area), they kill the visible adults but miss the egg cases (oothecae), and they have a strong tendency to scatter the population deeper into walls and into adjacent units. The cockroaches come back in 4-6 weeks worse than before. We don't run that play.
Source-trace first
25-point inspection of your unit + the adjacent shared infrastructure (plumbing chases, electrical risers, garbage room, common-area access). For German cockroach work in Newton + Whalley walk-ups, we map the cockroach activity gradient — where are populations highest? — to triangulate the source. The vast majority of mixed-use Surrey building cases trace to a ground-floor commercial kitchen.
Seal the harborage
Physical exclusion. Caulk gaps in cabinetry, baseboards, plumbing penetrations, and any gap larger than 3mm in walls or floors. For multi-unit work we address shared-infrastructure entry points (plumbing chases, electrical risers) with appropriate materials. Reduce harborage by removing cardboard storage, decluttering under sinks, and sealing food storage in glass or hard plastic.
Then treat — gel bait + IGR, not broadcast spray
Modern IPM-led cockroach treatment uses gel bait (cockroaches eat the bait, return to harborage, die, get cannibalized — bait spreads through the colony) plus an insect growth regulator (prevents nymphs from maturing, breaks the reproductive cycle). For active populations we add boric acid powder in voids where humans + pets won't contact it. Broadcast pyrethroid spray is used only as a perimeter treatment in defined cases, never as the primary attack.
Source coordination (commercial)
If your residential German cockroach issue traces to a commercial source kitchen, we coordinate with property management to address it. Solving your unit without solving the source is treating the symptom. Most Surrey property managers respond constructively when we present the source-tracing report — it's the same lever they need to push the source business under their lease compliance terms.
60-day return guarantee
If German or American cockroaches return within 60 days of your Surrey treatment, we come back. No charge. No argument. The return visit is a fresh diagnosis — if cockroaches came back, either we missed harborage points or the source we identified continued seeding new populations.
Note: in mixed-use Newton or Whalley buildings where the source is a commercial kitchen we don't have access to, our 60-day guarantee covers re-treatment of your unit but doesn't include solving the source. We're upfront about this when we quote — if the source can't be addressed, we tell you what to expect long-term. The honest answer in some cases is that the building needs coordinated treatment of the source business and adjacent residential units, and a single-unit treatment is a holding action.
